The Heights & Greater Heights

“The Heights” is a confusing term. It initially referred to Houston Heights, developed in the 1890’s. This is the biggest, oldest, original part of the Heights. See the page devoted to it. Over the decades several other Heights neighborhoods have grown up around it. Woodland Heights, Sunset Heights, Norhill, Brooke Smith and many more. The image below shows a few of these neighborhoods that are now collectively called the Heights.
The largest of these neighborhoods are listed below. I have a page devoted to each of them Click on the links to get prices, MLS Home Search, history, location and more.

Each one of these Heights subdivisions is unique in style, price, amount of new homes, etc.

There are many more neighborhoods than these included in the the Heights area. It is bounded roughly from Durham on the west, and 3 freeways around it; 610 N Loop, I-10, and I-45. My Interactive Heights Map shows some nearby parts of the Heights and surrounding areas.

Greater Heights

Greater Heights is the relatively new term given to the area by the City. (It is the City’s designation for Super Neighborhood 15); It is comprised of all the Heights areas plus one neighborhood to the west of N Shepherd/Durham; Shady Acres. It’s kind of a meaningless term except Realtors and builders can now call the less prestigious Shady Acres “Greater Heights”…it sounds better.

If you are unfamiliar with the Heights, here is a quick tour of the area.

Dripping A/C Line on Old Houses

Well, it’s true. A little bit of knowledge is dangerous. I just proved it again with a dripping A/C line. As a realtor I’ve seen a lot of dripping A/C condensate lines. That’s the little PVC pipe sticking out of the eave of your house (Photo #4). Normally it doesn’t drip. When it does drip, […]

Chinese Drywall – Not A Big Problem In Houston

Chinese Drywall-A Huge Problem Elsewhere I totally forgot about the use of Chinese drywall and its inherent problems. I was selling some homes under construction in the Heights ~2004 when I first heard about it. The builder was aware of it and hadn’t used. In fact, I haven’t heard of any problems with it locally. […]

Revisiting Old Houses

Revisiting Old Houses:  50 Years Later. My brother, sister and I took my 92 year old Mom to visit Lufkin, TX, where she grew up. I don’t remember much about Lufkin even though I visited a lot. I do remember the big old, somewhat creepy, Victorian house that my Grandma lived in though. It may […]

Final Notes on HDT Builders’ 2 New Houston Heights Homes

I Did Several Posts on HDT Builders’ New Houston Heights Homes During Construction. These homes are at 1017A & 1017B Waverly. I showed photos of the site prep, framing, sheetrocking, etc. Well, they are finally  complete. Actually, they’ve been “almost done” for a while. Final City inspections, approvals, etc., seemed to take forever. 11/16/11 Note: These homes sold […]

Development on Studewood-Studewood Place

New Heights Development on Studewood?…Studewood Place I just found out about Studewood Place. Until recently, I had not even looked behind the fence camouflaging the construction site at Studewood at 10th ½ St. in the Heights. Right behind my office, and I hadn’t even peeked. Too “busy” I guess. That’s probably true in many ways […]

Heights Luxury Homes: 205 Bayland Ave. – A Bargain at $2,195,000?

While showing new Heights homes to a client this week, the conversation centered on how the Heights has changed over the years. When I first moved to the Heights, and later started selling real estate here, the Heights never came up in the topic of luxury homes. More re-do’s were being sold than big new […]
