Being in Heights Historic District East, as much of the original architectural detail was retained as possible. Arched windows, original French doors with wavy glass, some of the old light fixtures.
The house had been changed over the years but HDT rebuilt the exterior according to original old photos. The pergola was rebuilt on the side, making a dramatic outdoor space off the dining room.
The parapet (i.e. Alamo structure on top) was rebuilt, even using the original window found in the attic space.
A unique entry fireplace was crumbling but was re-built in the original position. It’s purpose now though is purely historical.
While the exterior has regained its historical look, the kitchens and baths are an absolute delight.
If you are a cook you will love this house. The kitchen opens to the great room and features Wolf, SubZero and Bosch appliances. The quartzite island has a prep sink.

The original pine floors were salvaged and re-used in some rooms, but the first floor is now solid walnut.

1845 Harvard offers luxury, and historical significance of course, but it also has two other distinct advantages:

  • a City Historic Tax Exemption equal to 100% of improvements! This exemption is good for 15 years.
  • A high Walk Score of 82.

The City Historic Tax Exemption is given by the City to encourage renovations in the City’s 22 historic districts. The exemption granted for this property is equal to 100% of improvements based on 2015 assessed value. (This is City taxes only, not County, schools, etc., and improvements, not land.) I estimate this tax savings to be ~$5800 the first year. Call for details. See further explanation on this attached pdf: City Historic Tax Exemption Info

The Walkability of a house and neighborhood are becoming more important to people. Very few neighborhoods in Houston allow you to walk to shops, restaurants, etc. The Heights ranks as Houston’s # 8 neighborhood for walkability (the higher scores are the high density neighborhoods like Galleria, Mid Town, etc.) with a Walk Score of 66. 1845 Harvard has a Walk Score of 82 for the number of restaurants, shops, parks within a couple of blocks.
