Heights Home Prices

The table below was excerpted from the yearly Chronicle report on Neighborhood Price trends. It shows Heights home prices. My previous post covered prices on these other neighborhoods: Oak Forest, Garden Oaks, Lindale Park, Shady Acres, Cottage Grove, Shepherd Park Plaza, Mangum Manor, Timbergrove Manor & Lazybrook.

Heights Homes

The Heights is a complicated neighborhood. It has a lot of individual subdivisions within it. Some of the major ones are shown below.

I’m not going to discuss the data above. It is mostly self-explanatory. You might read my previous post for some notes. There are two areas worth noting though.

  • * Brooke Smith (an area in the NE corner of the Heights) per the Chronicle data above shows a decline in value. I don’t know where the discrepancy is, but it not declining. In fact the prices are up. The avg $/SF was $151/SF in 2012 compared to $148/SF in 2011. That doesn’t begin to tell the story though. Tear-down properties sold for ~$80K a year ago and now sell for ~$120-125K, if you can find them. A beautiful 1900 Victorian was remodeled by agents in my office and sold within days for close to asking price of $475K ($265/SF). The numbers this year are way up!
  • ** Woodland Heights is a premier area of the Heights. No explanation is needed except that most of Woodland Heights proper is now a historic district, and the other 3 areas of Woodland Heights Annex, Woodland Terrace and Woodson Place aren’t really treated as separate areas. They are all lumped together as part of Woodland Heights. So, treat the last 4 neighborhoods as one area. (I told you the Heights was confusing.)
