I recently closed on two parcels of land in Sunset Heights, 506 E 25th and 516 E 25th St. See a previous post on Sunset Heights Lots for Sale.

These were two  separate parcels (across the street from each other) 6000 SF and 4500 SF. We asked $65/SF and received two full priced offer immediately. These closed on 7/27/15.

I now have a bigger tract of land for sale next to these. 509 E 25th St is 4.5 contiguous lots in Sunset Heights. This 13,500 SF is priced at $911,000, or about $67.50/SF.

This property is 112.5 ft wide and 120 feet deep. It has alley access and part of the alley is already improved and in use.

There is a big new house nearing completion diagonally across the street, and big new homes planned for the two parcels that just sold.

A builder could put up four new homes on this land; putting 3 homes on 3 of the 25 ft. tracts, and a larger home on the remaining 37.5 ft tract and a half. Another option would be two big homes.

Sunset Heights is a hot part of the Heights now for new construction. Builder s love it because the lots are already platted as 3000 SF, so no time/money is wasted on replatting.
