Lindale Park Sales & Price Trends

This neighborhood is not very big, so home sales are never huge. They tend to fluctuate a lot though. You might find 6 or 8 homes for sale one month, and none a few months later. Recently sales have average only about 4 home sales per month. New homes are virtually non-existant.

Home Price Trends:

The table below shows that the average home sale price in Lindale Park has doubled between 2012 and 2014.

Note: Building Boom to come. I sold a big lot on Irvington Blvd. last year. The buyers just announced two new homes being built there (as of 3/20/15). This is going to be huge for the neighborhood. This will make other builders and buyers take a second look here. Lot prices will go up, just like they did in Oak Forest years ago.

Lindale Park Land Prices: (Early 2015)

New homes in this neighborhood are almost non-existent, as are vacant lots. However, several properties that are essentially tear-downs have sold. They could be remodeled, or demolished for new construction. Land prices are probably still $20/SF, but several are being offered at $25/SF. There are quite a few homes on 12,000 – 15,000 SF lots here. Buy one of these to build your dream house. Imagine what this would cost in the Heights, Oak Forest or Garden Oaks.

Anybody looking for a large lot to build on should buy here…now.
