June 2014 update: This lot had a lot of developers look at it. However, most wanted to build high density. This would not work. Lindale has long had neighborhood pride and strong deed restrictions. We have an ideal buyer. Someone who loves the area and who plans to live here. It will most likely be 3 home sites. A win-win for everyone. More in a future post. March 2015 update: Powerhouse Investors just announced two new homes to be built on that lot. Great news for Lindale Park. It takes one builder to start the new home construction boom.

Lindale Park has been described different ways: Houston’s “Hidden Jewel” (most people don’t know where it is), and a “a miniature West U”. It has very wide, tree-lined curbed streets and lots of brick, peaked-roof cottages.

Since the Heights has gotten so pricey, and Oak Forest is booming; Lindale Park and Brooke Smith are two areas I’ve promoted as the next “hot” areas. Brooke Smith (East side of the Heights) has a lot of wonderful homes, but also a lot of tear-downs. This encourages both new construction and renovations. A lot of activity is occurring now.

Lindale Park historically has had no vacant lots, and very few tear downs. The homes are generally well cared for; partially due the the strong homeowners association. The light rail is being built on the western boundary of Lindale, on Fulton St. It connects to other rail lines at UH Downtown, and goes up to Crosstimbers. When this is complete in December it will be one of just a few residential neighborhoods that have light rail. I expect this are to really take off at this point.
